"This is really a picture book in which are recorded in photographs, plans and diagrams some of the more distinguished flat buildings which have been built in recent years throughout the world. As such, we felt that no critical commentary was called for, and none has been included—except in so far as our opinions are inevitably to some extent expressed by the examples we have chosen to illustrate.

Nor did we feel it desirable to include, apart from the factual information which accompanies each building illustrated, chapters describing systems of construction, building techniques, materials and services; for those subjects have already been fully and expertly dealt with elsewhere. Moreover since there is no common system of construction or even group of systems especially applicable to flats, any more than there is a normal number of floors in a block of flats or a flat of typical shape or size for any particular kind of person, it would have been necessary to write a separate study for almost every scheme. [...]

When considered together, the schemes illustrated in this present volume reveal some interesting general trends: a tendency to build higher, to build communities rather than individual blocks, to think in terms of neighbourhoods and mixed development of flats and houses, and especially to try to provide for a better way of living. Public authorities like the L.C.C., Westminster, Paddington, Leeds, Birmingham and Sheffield are building flats where people can really enjoy the amenity that comes comes from the development of large areas in a single scheme. The planners are working with a sense of responsibility towards the land and the people. There are more laundries, nurseries, restaurants, easy access to shops, schools, libraries and swimming-pools, open spaces and playgrounds; no courtyards, better access to individual flats, acceptance of lifts, large balconies, well considered kitchens and a certain amount of built-in equipment." Young (b. 1940) was teaching at McGill at the time of publication. "The Seminary of Montreal - a French, male religious community- had crucial functions in pre-industrial Montreal. Since the 1660s the se minary, which was both seigneur of the island of Montreal and its titular parish priest, had been an integral part of the seigneurial, clerical, and merchant elite dominating Montreal. Early in the nineteenth century the seminary came under increasing attack from new forces in Montreal society, particularly the emerging industrial bourgeoisie, which resented the seminary'sseigneunal expropriations. The collapse of the rebellions of 1837-8 ended two decades of crisis for the seminary and assured its survival. Although seigneurialism on the island of Montreal was gradually dismembered, the seminary's corporate powers, its right of recruitment, and its income were guaranteed. At the same time, the seminary's growing social and ideological functions in industrial society insured its protection by an appreciative bourgeoisie. In Its Corporate Capacvity compares the seminary's pre-industrial forms of income to its new capitalist revenues from land sales, subdivisiondevelopments, bonds, and rentier income from office, warehousing, and urba n-housing properties. As its income changed, management of the seminary took new forms.
